Managing Partner, Madison Realty Capital (MRC)
Josh Zegen is managing partner of Madison Realty Capital (MRC), a New York-based real estate investment firm that pursues real estate equity and debt investments in the middle market. Zegen, who co-founded the firm in 2004, is responsible for the firm’s deal originations and the structuring of all investments as well as managing the firm’s debt and equity capital relationships.
Under Zegen’s guidance, MRC has grown from primarily a bridge lender into a vertically integrated firm that encompasses origination, servicing, asset management, property management and construction management.
Since its launch, the firm has invested in approximately $6.0 billion of transactions in the multifamily, retail, office, industrial and hotel sectors since its launch and owns 43 buildings with a combined value of $2 billion. The firm’s debt business is comprised of special situation lending opportunities as well as acquiring non-performing loans, while its equity business is focused on value-add and development opportunities. Zegen also oversaw the successful close of the firm’s third institutional real estate debt investment vehicle in 2016 and is currently fund raising for its fourth debt fund.
Prior to MRC, he founded and was president of Alpine Commercial Capital, a mortgage advisory firm that successfully closed over $500 million in real estate financings. Before that, Zegen was an investment banker in Salomon Smith Barney’s financial sponsors/private equity group where he focused on leveraged buyouts, equity and debt financings, mergers and acquisitions and private placement transactions. He began his career as an analyst in Merrill Lynch’s debt capital markets division where he executed both mortgage backed and asset backed debt offerings. He is a co-founder and board member of The New York Private Equity Network (“NYPEN”).
Zegen graduated cum laude from Brandeis University with a Bachelor of Arts degree in economics.
